Sandylands, a residential development in Kuilsriver, is 85% sold with just nine units left to buy. This is one of the last pieces of land being developed for residential use in the Kuilsriver area.

De Klerk says Sandylands will comprise 132 apartments in three storey walk-ups. Units are mostly two bedrooms, sized at 54sqm and priced from R745 000, including all transfer costs.

This is according to Herbie de Klerk of Jawitz Properties, who says properties sold out in the first sale phase during 2009 and 2010, making up more than half of the entire development, while the second phase was launched just a month ago and sold out quickly, taking sales to the third phase, which also sold out, and now the final phase.

“We had anticipated to only roll out the fourth and final phase next year, but we have had a lot of interest, particularly from local buyers such as from Stellenbosch, as well as across the country,” says De Klerk.

Developed by Zevdevco on a large piece of land that used to have just one house, Sandylands retains its original name and is scheduled for completion in October 2016. It will comprise 132 apartments in three storey walk-ups. Units are mostly two bedrooms, sized at 54sqm and priced from R745 000, including all transfer costs.

De Klerk says part of the development is already built, and R5 500 per month is the average rental income earned for those units currently being rented out.

“These are attractive rental returns, and in terms of tenant screening, the process is quite strict. It’s very hands on, so buyers can be assured of quality tenants residing here,” he says.

He says these properties offer a choice of modern finishes such as laminate or tiled flooring.

De Klerk says Sandylands also has 24-hour manned security and a well-kept communal space. Both residential and visitor parking is provided.

Situated adjacent to Langverwacht Plein shopping centre where a brand new Woolworths store will be opened in December, Sandylands is also closely located to the sought-after Zevenwacht estates and is just a 10 to 15 minute drive from Stellenbosch.

Kuilsriver is a buoyant market with plenty of demand from both buyers and tenants. Its centrality and the lifestyle that comes with living in Kuilsriver make it a desirable address to invest in or call home, says De Klerk.
