Average CT Sunset Beach home now worth R3.6m

Cape Town’s Sunset Beach and the nearby Sunset Links are among the most sought-after residential precincts in South Africa.

This is according to Mike Abrahamse, the Rawson Property Group’s franchisee for Blaauwberg and co-franchisee for Table View.

Being within easy walking distance of one of the longest and most scenic beaches inSouthern Africa, as most Sunset Beach residents are, is a definite drawcard, says Werth.

Adele Werth, Rawson Property Group’s agent for Sunset Beach, says in a survey of South Africanresidential precincts carried out by the property analysts Lightstone, Sunset Links was ranked 58 and Sunset Beach 156 out of some 2 281 suburbs surveyed. 

This survey sets out to quantify the total quality of life that an area makes possible, and it takes into account such factors as amenities, landscaping, views and security.

Werth says Sunset Beach’s enduring appeal is reflected in the fact that 49% of its residents have lived there for 11 years or more, proving “no one ever wants to leave”.

She says 57% of the breadwinners are at the peak of their earning power, in other words from 36 to 49 years old.

The area’s appeal is also shown by the fact that from 2009 to 2012 prices were largely unaffected by the downturn. At their lowest point, in 2012, Werth says the average home here was still selling at R2.646 million, and by early 2015 it had reached an all-time high of R3 644 258.

“Not even Upper Constantia has performed so steadily. At one stage they had price drops of up to 35%, by way of contrast, Sunset Beach, coming off a higher base level, has still had a 12% annual growth for at least four years.”

Werth says there is a list of factors why Sunset Beach so successful.

It has only two entrances, and both guarded and monitored by Crime Watch using CCTV. They have installed licence recognition software, with the result that any suspicious non-residential vehicle is tracked.

CCTV cameras are also placed on many street intersections, and more of these are being installed. 

Furthermore, she says Crime Watch patrol the whole area round-the-clock. Captain Andre Fourie, the Station Commander for the ward, which extends as far as RugbyBrooklyn and Royal Ascot, has gone on record as saying that the crime figures at Sunset Beach are by far the lowest in the area.

Werth says, on average, homes here are less than 250 metres from the beach and, even those on the eastern side can reach it in two minutes by car. Being within easy walking distance of one of the longest and most scenic beaches in Southern Africa, as most residents are, is a definite drawcard.

She says it is also possible for many residents to walk to the Milnerton Golf Course.

Most homes are large, usually double storey, and on erven of 600sqm to 900sqm in size, with average floor areas of 200sqm to 300sqm.

“I can truthfully say that any home sold here is almost certain to continue to grow steadily in value,” says Werth.
